It happens every summer. The unit is running, the fan is blowing, but the air is barely cool. Before you panic, know that most cooling problems come from a handful of causes, and a few of them you can check yourself in five minutes.
This is the most common one by far. Dubai dust clogs filters fast, and a blocked filter chokes the airflow. Pull it out. If you can't see through it, wash it or replace it. Do this monthly in summer.
If the filter is clean and the air is still weak, low gas is next. A unit doesn't use up gas, so low gas means a leak somewhere. Topping it up without fixing the leak just means you'll be calling again in a few weeks.
Ice on the indoor unit or the pipes is a warning sign. It's usually caused by a dirty filter or low gas. Switch the AC off and let it thaw completely before running it again, otherwise you risk damaging the compressor.
Water dripping from the indoor unit or pooling on the floor means the drain is clogged. It's a quick fix for a technician, but leave it and you may end up with a stained ceiling.
If the outdoor condenser is caked in dust or sitting in direct sun with no airflow, it can't push heat out. A proper clean often brings the performance back.
Humming noises, a unit that won't start, or one that trips the breaker usually point to a failed capacitor or fan motor. Don't open the panel yourself.
Make sure the thermostat is set to cool and a few degrees below room temperature. Check the filter. Look at the outdoor unit and see if the fan is spinning. If all three look fine, it's time for a technician.
| Service | Typical price (AED) |
|---|---|
| General AC servicing, per unit | 100 – 250 |
| Drain line cleaning | 100 – 250 |
| Gas refill, split unit | 200 – 450 |
| Capacitor or fan motor replacement | 250 – 700 |
Compressor replacement costs much more, and on an older unit it's often worth comparing against buying a new one.
A regular service twice a year, once before summer and once mid-season, catches most of these problems early. It also keeps your DEWA bill in check, since a struggling unit works harder and uses more power.
